Welcome to Mossco Realty. By accessing, browsing, using, submitting a listing on, or making enquiries through this website, you agree to comply with and be bound by the following Terms & Conditions. Please read them carefully before using the platform. If you do not agree with any part of these Terms & Conditions, you should not use the Mossco Realty website or services.

1. About Mossco Realty

Mossco Realty is a land-focused real estate listing platform that enables landowners, buyers, investors, brokers, developers, and channel partners to connect through online land listings and related enquiry services. Mossco Realty currently deals only with land listings, including but not limited to:

  • Residential plots
  • Commercial plots
  • Agricultural land
  • Farm land
  • Conversion land
  • Layout sites
  • Investment land parcels
  • Development land opportunities

2. Geographic Scope

Mossco Realty accepts and lists land listings from across India. Mossco Realty reserves the right to accept, reject, limit, or expand listing coverage based on its business strategy, platform policy, and operational considerations.

3. Nature of Platform

Mossco Realty is a property listing, visibility, and enquiry facilitation platform. Unless expressly stated otherwise in writing:

  • Mossco Realty is not a legal advisor
  • Mossco Realty is not a title verification authority
  • Mossco Realty is not a government approval authority
  • Mossco Realty does not guarantee transaction closure
  • Mossco Realty does not guarantee appreciation, investment return, or resale value
  • Mossco Realty does not automatically act as a broker, attorney, valuer, or surveyor

4. Eligibility to Use the Platform

By using Mossco Realty, you represent that:

  • You are legally competent to enter into a binding arrangement under applicable law
  • You are at least 18 years of age, or are using the platform under lawful authority
  • You will use the platform only for lawful purposes
  • Any information submitted by you is true, accurate, current, and not misleading
  • You have the right, authority, or permission to submit a listing, enquiry, or property-related content on the platform

5. Land-Only Listing Policy

Mossco Realty currently accepts only land-related listings. Permitted categories may include residential plots, commercial sites/plots, agricultural land, farm land, conversion land, NA/DC converted land where applicable, layout sites, development land, investment land parcels, and road-facing or strategic land parcels. Listings for apartments, flats, houses, villas, built residential units, rental-only residential properties, or any non-land listing outside the platform's current scope may be rejected, removed, or not accepted.

6. Free Listing Policy

Mossco Realty currently offers free listing submission for eligible land properties. However, Mossco Realty reserves the right, at any time and without prior obligation, to introduce premium listing plans, charge for featured placement/advertising/promotional services, revise listing policies, or restrict certain features to selected users or categories. Free listing does not guarantee publication, lead generation, visibility ranking, enquiry volume, or transaction completion.

7. Listing Submission Rules

Any person submitting a listing, including owners, brokers, developers, channel partners, or authorized representatives, agrees to the following: 7.1 Accuracy of Information — you must provide accurate, lawful, current, non-misleading information including property category, location, ownership representation, land extent/dimensions, price, approvals/conversion details, contact details, photographs/media, and land status. 7.2 Authority to List — you must have the legal right, consent, authorization, or representation authority to market, publish, or promote the land. 7.3 No Misrepresentation — you must not submit false listings, misrepresent ownership, hide known disputes intentionally, use fake pricing to attract leads, upload misleading maps/photos/documents, or impersonate any person, firm, owner, or developer. 7.4 Listing Review — Mossco Realty reserves the right to review, edit, format, reject, suspend, or remove any listing at its sole discretion, including if incomplete, outside the land-only focus, misleading or inconsistent, objectionable/unlawful, irrelevant to platform scope, or duplicated/spam-like/unauthorized.

8. Listing Content and Media

If you upload or submit listing content (text, photographs, maps, videos, brochures, layouts, descriptions, or other material), you represent that you own the content or have permission to use and share it, it does not violate third-party rights, and it is not unlawful, defamatory, obscene, fraudulent, or misleading. By submitting content, you grant Mossco Realty a non-exclusive right to use, display, format, publish, store, reproduce, and promote such content on the website and related marketing channels for listing, promotional, and platform purposes, unless otherwise agreed.

9. No Guarantee of Sale, Purchase, or Enquiry

Mossco Realty does not guarantee that a listed property will receive enquiries, that a buyer will purchase the land, that a seller will close a deal, that any listed price will be achieved, that any investment will appreciate, that a listing will remain visible at all times, or that a user will receive a specific number of leads. Real estate outcomes depend on market conditions, property quality, pricing, documentation, location, and many other factors outside the platform's control.

10. Buyer Responsibilities

Any buyer, investor, or enquiry user must independently verify all material details before making any decision, including title ownership, sale deed/mother deed chain, survey number and boundaries, encumbrance certificate, mutation/RTC/khata/tax records, conversion or land-use status, layout approvals, access road and site condition, disputes/claims/litigation/restrictions, seller authority, and registration readiness. Mossco Realty does not replace the role of a lawyer, document expert, valuer, surveyor, or independent due diligence advisor.

11. Broker / Developer / Channel Partner Responsibilities

Brokers, developers, channel partners, and other intermediaries agree that they will submit only listings they are authorized to market, will not make false or exaggerated claims, will not use deceptive lead-generation tactics, will not publish misleading price or approval claims, will maintain professional conduct, and remain responsible for their own commercial representations and negotiations. Mossco Realty shall not be liable for private commitments, oral promises, brokerage disputes, commission arrangements, or side agreements between users.

12. Verification Disclaimer

Mossco Realty may review listings for completeness, presentation, and platform suitability. However, such review must not be interpreted as legal verification, title certification, ownership confirmation, investment advice, or approval guarantee. Unless expressly stated in writing, Mossco Realty does not certify ownership authenticity, title clarity, absence of encumbrances, legality of conversion, correctness of land classification, government approvals, dispute-free status, or financial soundness of the transaction.

13. Site Visits, Negotiations, and Transaction Support

Mossco Realty may, in some cases, facilitate enquiries, introductions, or coordination between parties. However, site visits are subject to seller/broker/owner availability, negotiations are solely between the concerned parties, transaction terms must be independently agreed between buyer and seller, Mossco Realty is not automatically a party to the sale transaction, and Mossco Realty is not responsible for oral commitments made by owners, brokers, or buyers.

14. User Conduct

You agree not to use Mossco Realty for any unlawful, abusive, fraudulent, or harmful purpose. You must not:

  • Submit fake enquiries or spam
  • Harass, threaten, or impersonate others
  • Use the platform to circulate false legal claims
  • Upload malware, malicious code, or harmful links
  • Scrape, copy, or harvest data unlawfully
  • Misuse seller contact information
  • Post obscene, defamatory, hateful, or illegal content
  • Attempt to disrupt website functioning or security

15. Intellectual Property

All website design elements, branding, text structure, platform format, logos, compilation of listings, graphics, content arrangement, and proprietary website materials belonging to Mossco Realty are protected by applicable intellectual property laws. Users may not reproduce, republish, scrape, sell, copy, or commercially exploit the platform or its content without written permission, except for lawful personal use in relation to genuine property enquiries.

16. Right to Modify, Remove, Suspend, or Refuse Listings

Mossco Realty reserves the right, without prior notice, to reject a listing, edit formatting or categorization, remove inaccurate/outdated/duplicate listings, suspend suspicious users, refuse listings that do not match platform focus, discontinue any feature/category/service, limit visibility of certain listings, and update platform structure and policies.

17. Third-Party Communications

Mossco Realty may enable contact between buyers, sellers, brokers, developers, and other users. However, Mossco Realty is not responsible for the truthfulness of private communications, brokerage or commission disputes, promises made outside the platform, financial loss due to direct dealings between users, or the conduct of third-party agents, owners, or brokers. Users are advised to maintain proper records and exercise caution in all negotiations.

18. No Legal, Financial, or Investment Advice

Nothing on Mossco Realty shall be construed as legal advice, tax advice, title certification, investment guarantee, valuation guarantee, financial planning advice, or registration advice from a licensed authority. Users should consult qualified professionals for legal, technical, tax, valuation, and financial matters.

19. Limitation of Liability

To the maximum extent permitted by law, Mossco Realty, its owners, operators, administrators, affiliates, team members, and representatives shall not be liable for any direct, indirect, incidental, special, consequential, or business loss arising out of or related to reliance on listing information, failed property deals, inaccurate or incomplete listing data, legal disputes between users, title defects or hidden encumbrances, fraud or misrepresentation by third parties, site visit outcomes, negotiation failures, investment loss, delays in sale or purchase, inability to contact a seller or buyer, temporary website unavailability, or data loss or interruption beyond reasonable control. Use of the platform is at the user's own risk.

20. Indemnity

You agree to indemnify and hold harmless Mossco Realty and its operators from any claims, losses, disputes, damages, penalties, liabilities, or expenses arising from your misuse of the platform, your violation of these Terms, false listing submissions, unauthorized property marketing, intellectual property infringement, misrepresentation to other users, or unlawful or negligent conduct connected to your use of the platform.

21. Privacy and Data Usage

By using Mossco Realty, submitting a listing, or making an enquiry, you agree that your information may be collected, stored, and used for platform operation, communication, listing management, and enquiry facilitation purposes in accordance with our Privacy Policy. 22. Changes to Terms & Conditions

Mossco Realty reserves the right to modify, update, or revise these Terms & Conditions at any time without prior notice. Updated Terms shall become effective upon publication on the website unless otherwise stated. Continued use of the platform after such updates shall constitute acceptance of the revised Terms.

23. Governing Law and Jurisdiction

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of India. Subject to applicable law, disputes arising from use of Mossco Realty shall be subject to the jurisdiction of the competent courts having territorial jurisdiction over the platform's principal place of operation, unless otherwise specified by applicable law.

25. Acceptance of Terms
